We have worked very closely for many years with the UK’s most popular property search engine, RIGHTMOVE, to ensure our properties are seen far and wide, guaranteeing exposure to our target market is maximised to its full potential. Our analytic reviews show a large volume of traffic on our own colourful and interactive website comes direct from Rightmove hence why we prefer this portal to any other similar property search engines. For the more ‘old fashioned’ method of advertising, we also erect vibrant Vanilla “to let” boards in the gardens of each of our properties.
We have an interactive and informative reporting tool, FIXFLO, which assists our tenants in the swift reporting of maintenance; the handy app can be used “on the go” allowing tenants to report all aspects of maintenance. As well as being able to liaise directly between Tenant, Contractor and Landlord, FIXFLO is able to produce a full Client audit of maintenance instructed over a tenancy period – ideal for keeping your finger on the pulse with your investment property! We “love local” at Vanilla Lettings so wherever possible, we pass all maintenance received via FIXFLO, to local and trusted Huddersfield maintenance contractors.
We have endeavoured over the years to build a fool proof process to ensure the smooth running of a tenancy. With help from our management software, JET, we can prepare for some of those unforeseeable tenancy hiccups and more importantly we can eliminate them in advance! JET works by automating all actions linked to an applicant; this could include arranging a viewing on your property, generating tenancy documents, highlighting rent arrears or producing a check out report – JET does it all!
